SURVEY OPTION 1: DAMP SURVEY – TIMBER SURVEYS & SPECIALIST WRITTEN QUOTATION
This damp and timber survey is for homeowners, landlords, letting / management agencies, building contractors, and property developers etc. who have identified a particular rising damp, woodworm, timber decay & wood rot problem. This is a survey & quotation only – a full specialist damp & timber report is not issued.
Independent damp & timber specialists who are qualified damp-proofing and timber treatment surveyors will assess the damp & decay issue and provide a correct diagnosis as to the cause. After the site visit you will be given appropriate recommendations to rectify the timber and damp problem, for extra piece of mind our specialist damp and timber surveyors are accredited Certificated Surveyors in Remedial Treatments (C.S.R.T ) recognised by the Property Care Association (P.C.A)
Adept UK surveyors do not undertake damp surveys or woodworm infestation surveys “find” work. In a lot of cases by carrying out simple measures such as lowering high external ground levels, replacing broken down pipes or installing air bricks to improve sub floor ventilation to a property (all of which could be undertaken by the client) the damp ingress has been resolved. In many circumstances timber decay, which was thought by the client to be dry rot, has been diagnosed as wet rot, resulting in the client saving many hundreds of pounds by avoiding unnecessary costs for dry rot repairs and timber treatment works offered by other damp proofing companies. SURVEY OPTION 2: SPECIALIST PRE-PURCHASE, RE-MORTGAGE & EQUITY RELEASE FUNDING

For clients who are buying a property and have applied for a mortgage on a property and a building surveyor has suggested that you need to obtain a pre-purchase mortgage damp and timber survey / report, and cost of any damp proofing remedial works as part of the mortgage offer application process. And for homeowners who are selling, part exchanging a house / re-mortgaging a property.
When purchasing / re-mortgaging a property, the bank or building Society’s surveyor will, I’m sure, undertake a home buyers report, which often highlights a rising damp or timber defect problem and recommends a specialist combined pre-purchase damp and timber decay report to be carried out before exchange of contracts by a property care specialist. Damp surveys are carried out to ground floor walls only, unless instructed otherwise by the client. A woodworm survey is carried out to all accessible timbers including loft roof timbers & staircases.
Damp cellar or basement areas are not tested unless specifically instructed. The home buyers surveyor regularly request that sub-floor timbers in contact with damp masonry be inspected for signs of timber decay, however if fitted floor coverings are present we are, more often than not, unable to inspect these timbers for wood rot & wood boring insects (woodworm) unless the coverings are removed by the vendor prior to our arrival.
Specialist non-invasive independent damp and timber survey (carried out by qualified C.S.R.T. specialist damp & timber surveyors) will provide you with a full written detailed damp and woodworm report which will contain the diagnosis of any presenting symptoms regarding wood boring beetle infestation, timber decay or damp ingress along with appropriate recommendations and specifications for the correct remedial measures to rectify any rising dampness and wood rot found in a building. What is a Damp and Timber Survey?
Surveys carried out by Adept UK can cover any of the following;
- Inspection for rising dampness and penetrating damp to ground floor walls
- Inspection of wooden floors for dry rot, wet rot and woodworm infestation
- Assess whether sub floor through ventilation is adequate & locate the damp proof course
- If specifically requested, inspect roof timbers for dry rot, wet rot and woodworm infestations
- If specifically requested, report on the visible condition of roof coverings and rainwater goods
- Inspect the property for signs of any condensation black mould-related issues
- We can also carry out an invasive damp and timber inspection, for wood rot & other fungal timber decay issues that may be found in a property for an additional cost

All inspections above are of course subject to your instructions and requirements. The most important aspect for any damp and timber inspection is whether access within the property is available on the day, surveys will always be restricted by things such as dry lining, laminate floor coverings, carpets, kitchen units, furniture etc. However, our independent surveyors can use an array of surveying equipment including; mini cameras, endoscopes, ladders, moisture meters, mirrors and even binoculars to try and obtain any damp and timber defects.
