Such acts are very unlikely to be allowed in a vendor’s property and in most owner occupied houses. Furthermore, once a destructive investigation is undertaken it will require considerably more time, effort and facilities than the standard non-destructive survey – and a considerably different report.

    Damp, it’s one of those words you dread hearing when you are thinking of buying a house. Whilst it’s true that damp issues can be serious if left untreated, and the cost of damp and timber treatment along with plastering and timber repairs can be high and potentially disruptive, finding evidence of damp and timber decay in a house doesn’t necessarily mean you shouldn’t proceed with the purchase.

    Here is a guide to the key information you need to know if you are aware of, or suspect, damp, timber decay, & woodworm issues to be present in a property you intend  / planning to purchase…

    What is damp?

    In general terms, damp is the presence of unwanted water or moisture in a building which, if untreated, can often lead to structural damage. There are 4 main types of dampness in properties: rising, penetrating, condensation and leaks, each of which has a different underlying cause and can vary in seriousness.

    Damp types and treatments

    Rising Dampness – caused by a capillary action drawing moisture from the ground into the fabric of the building, as a result of no Damp Proof Course (DPC) or a failed DPC, or raised high ground levels.

    How to cure? Rising damp is often fixed by the installation of a chemical damp-proof course by specialist damp-proof contractors. In the majority of cases, remedial damp work that resolves the issue can be completed for a few thousand pounds. However, you should be aware that this can be a disruptive and messy job and may require internal plaster being knocked off the walls, thereafter requiring re-plastering and redecorating at an additional cost to that of the work itself. You should also be aware that not all damp-proofing & timber treatment contractors undertaking such works are as reputable as others and damp & decay issues can, in some cases return.

    Penetrating Dampness – moisture entering a building by penetrating through the external fabric from outside (e.g. through the roof or walls), usually occurring during or following rainfall.

    How to cure? Repairs to roofs, rainwater goods, walls, re-rendering, repointing masonry, re-sealing, etc.

    Condensation – forms when warm moist air settles on cold surfaces, often around windows. Cold spots can also form due to a lack of ventilation and heating, or poorly installed insulation.

    How to cure? Very difficult especially in older houses however, ventilation and insulation can be improved and moisture levels reduced to ensure condensation is minimized.

    Leaks – from appliances, plumbing pipes, roofs, gutters, lead roof & chimney flashings can also cause dampness and lead to fungal timber decay.

    How to cure? Find the source of moisture and ensure regular preventative maintenance in carried out to ensure damp & decay risk is minimised.

    Timber Rot

    Timber rot survey. it is important to catch timber rot  & inspected before it has time to develop through a house. Dry rot in particular spreads very easily throughout a property and weakens sub-floor joists and floorboards over time, to the point that they will eventually become springy and unsafe. Dry rot and wet rot can affect timbers in a property in different ways depending on the sub-floor ventilation (airbricks). If you need a timber rot report on a property then simply get in touch.

    Dry Rot

    • Damp, fungal mushroom smell / springy movement in your sub-floor joists & floorboards

    Q) I’m applying for a mortgage loan on a new house I’m buying who pays for a Timber and Damp Report?

    The majority of people looking to buy a property pay for the damp and timber report. This is to say they are somewhat committed to the purchase and also as they maybe worried that the owner may decide to choose another buyer over them due to these further complications.

    I would be advisably to speak to the estate agents and “test the water” to see if the Vendors are willing to contribute. Appeal to their better nature and particularly if you feel they may have tried to conceal any issues when you visited. If one Mortgage company has highlighted an issue, the chances are a second mortgage lender one will too.

    Q) My Mortgage Lender has asked for a Timber and Damp Report should I look at other properties?

    If the Mortgage Lender were really worried, they would have refused a mortgage on the property. If your still sure you want the property, we suggest you first obtain the report and then assess the highlighted areas that need damp & timber repairs & costs involved.

    Q) Are Timber and Damp Report needed for every mortgage offer?

    Timber and Damp Reports are not obligatory for a mortgage. They are only requested by Mortgage companies after carrying out their own basic survey, where the surveyor has indicated this maybe a potential area of concern and requires further investigation by registered PCA damp-proofing & timber treatment specialists.

    Q) Why didn’t the Mortgage Lenders Building Surveyor assess the Rising Damp, Woodworm & wood rot issue during the survey?

    Mortgage surveyors are in a property for 30 to 60 minutes and are faced with the responsibility of checking high-level problems, putting a value on the property in its current state, and saying whether it is mortgage. Their payment reflects the time spent, and they are not there to mend the problem or research it in depth. In their report, they will make suggestions, such as further investigations on Timber and Damp issues and sign post this to other firms that specialises in the field to assess the potential problem if any in more detail.

    Q) What does a Timber and Damp Report cover?

    The main areas are damp in ground floor the walls, dry rot and woodworm in the structural floor & roof timbers. These are progressive problems that can develop over time if not treated.

    Q) What is dry rot, and why does it concern Mortgage Lenders?

    Dry rot is wood decay caused by wood destroying fungi. It digests parts of the wood, which give the wood strength and stiffness. Very unlikely to get a mortgage on a pre-purchase property.

    Q) My Mortgage Lender has received & assessed the Timber and Damp Report and have said they are going to hold part of my mortgage back; why?

    The Timber and Damp Survey Report findings must have been serious enough to need damp and timber repairs. Sometimes the Mortgage Lender will want work carried out before they will advance any loan and sometimes, they will hold back a lump sum equivalent to the costs of remedying the problem known as a retention.

    Q) What’s the time frame to arrange a Timber and Damp Report?

    One to four weeks. Be mindful that mind the owner may have to take the day off work to allow the surveyor access to the property.
