A pre-purchase damp and timber survey & damp report undertaken on a property to satisfy mortgage application requirements can cover any of the following.
- A pre-purchase mortgage damp and timber survey including a report for a new house purchase involves a property being inspected by damp specialists & surveyors for suspected rising damp, wood boring insects (woodworm infestation), & penetrating damp to ground floor walls, usually required for mortgage approval & re-mortgage equity release scheme providers.
- A pre purchase damp survey including a specialist damp report is available to all residents for rising dampness, wood rot, timber decay & wood boring beetles (woodworm infestation)
- Damp report including an external inspection of a property to locate the position of any damp-proof course and for high ground levels which may lead to low level dampness & failure of a damp-proof course
- Damp-proof course survey & woodworm report for building society’s, banks & mortgage lenders who require a damp proof survey & report off the back of a house purchase valuation that has just been completed.
- Damp and woodworm surveys for clients who are in the process of purchasing a property and need to get a house or flat inspected by damp specialists and checked for signs of woodworm, wet / dry rot & walls tested for suspected rising damp and penetrating damp to ground floor walls.
- Damp-proof specialists can independently inspect & report upon any remedial damp & timber treatment work, which may have been previously treated in a property and guaranteed by Property Care Association (PCA) approved registered damp-proofing and timber treatment companies & contractors.
- A pre-purchase damp & timber survey on a property to accessible wooden flooring and inspected for any damp, dry rot, wet rot and woodworm issues
- Sub-floor ventilation survey, if needed we can check whether of not (air bricks) sub floor through ventilation is adequate

- Damp and wood rot specialists can comment on the visible condition of external roof coverings and rainwater goods & surveyors can inspect the property for visible signs of any condensation black mould-related issues
- Pre-purchase timber survey on roof timbers for woodworm, wood rot & dampness, if needed we can also arrange and carry out with the vendors permission, an intrusive sub-floor timber inspection to inspect and report upon concealed joists underneath the floorboards, and to determine the condition of any other suspended wooden flooring for suspected wood rot, timber decay & any signs of active wood boring insects (woodworm) at an additional cost.
- If you’re looking to buy a property or you are currently selling your home in the UK, then we are your ideal local damp & timber report company who can investigate all damp-proof course & timber decay issues.
- For added piece of mind our wood rot & damp experts cover the whole of mainland U.K. We survey all types of construction- e.g., stone & brick built cottages, detached, semi-detached, mid & end terraced house, ground floor flat etc.
Of course, all the above are subject to your instructions. The most important aspect for any damp and timber survey is whether access within the property is available, surveys will always be limited by things such as furniture, floor coverings, fitted kitchen units, etc. However, we have an array of surveying equipment including; endoscopes, ladders, dual mode electrical moisture meters.
Damp & Timber Specialist Reports for Mortgage Lenders
Damp and timber reports for suspected damp & timber decay issues are usually requested by mortgage lenders due to high damp moisture meter readings being flagged up and recorded on ground floor walls and possible active wood boring insect attack (woodworm infestation ).
Independent damp specialists are also asked by many homeowners to carry out an in-depth damp-proof course survey & assessment on properties regarding any rising dampness & timber decay issues that may have been found before putting their house up for sale, and therefore do not need to arrange a full mortgage timber and damp report.
If you just need correct diagnosis of a small isolated wood rot / damp problem in order to carry out repairs then click on our homeowners damp & timber decay trouble shooter survey
How do I get a Damp and Timber Report? or where can I get a Damp and Timber Survey?
Often when people are buying or selling a house, they are alerted to the possibility of a damp problem prompting mortgage lenders to request a woodworm & damp survey / inspection with a specialist report – by recognised qualified surveyors.
Many of us don’t buy and sell houses every day, so when a rising damp and woodworm survey & report is asked for, people don’t know where to turn and that leaves them open to mis-diagnosis of dampness & timber decay.
Damp and timber remedial works can be costly

A combined pre purchase mortgage report
Combined pre purchase mortgage non destructive damp & timber survey with a report on a house or flat that you are planning on buying, involves conducting a thorough internal and external inspection of the property.
The external damp inspection is to locate the position and type of any physical damp- proof course and identify any potential defects, to check raised high external ground levels, rainwater systems, blocked air bricks sub floor ventilation, drainage and any other maintenance issues which could allow water ingress to occur.
Internally, accessible ground floor walls are tested during a non destructive damp survey with moisture testing equipment to ascertain any rising dampness, both high & low moisture meter readings are recorded on a damp testing meter, WME results will be noted during a damp survey and will accompany a specialist written damp report.
Non destructive pre-purchase damp and timber surveys.
Almost all pre-purchase damp and woodworm surveys / inspections undertaken by specialist damp and timber companies involve ‘non-destructive’ evaluations; it is currently standard industry practice.
What do we mean by ‘non-destructive’?
Basically, one cannot cause damage to the decorations, fixings, fittings and the property in general. So, for a Destructive example, whilst one may be able to readily lift carpets and square edge floor boards and re-fix, the same cannot be said in relation to lifting fitted carpets (perhaps), cutting T and G boards, removing skirtings, wallpaper, plaster, etc. – these effectively are ‘destructive’ and likely to cause damage.
Such acts are very unlikely to be allowed in a vendor’s property and in most owner occupied houses. Furthermore, once a destructive investigation is undertaken it will require considerably more time, effort and facilities than the standard non-destructive survey – and a considerably different report.
A woodworm and damp timber survey
A woodworm and damp timber survey performed before buying a property or for homeowner’s who are applying for a re-mortgage requires access into roof spaces via loft hatch and, providing prior permission has been obtained, may include lifting floorboards for sub-floor timber inspections enabling us to inspect and report upon any signs of dry & wet rot fungal timber decay, and wood boring beetle infestation / woodworm insect attack (be it historic or active).
A woodworm inspection roof & staircase timbers where accessible will be inspected and checked for signs of woodworm & timber decay, which will also be reported on. If you need to get a damp and timber report for a new house purchase or mortgage then I’m sure our surveyors can assist you.
Where we suspect problems may exist and physical access is not possible, damp surveyors will draw your attention to the issue within a specialist mortgage woodworm and damp report; therefore you are able to make an informed decision with the option to have further damp and timber investigations completed prior to exchanging contracts and completing the purchase of the property.
A pre purchase mortgage damp report
A pre purchase mortgage damp report is prepared together with recommendations and specifications for alleviating any dampness & timber decay repairs that may be required.
We have been established in the preservation of buildings for many years and as a result, have a thorough appreciation of regional differences in materials and construction methods.
We are acutely aware of our responsibilities when involved in pre purchase damp and timber inspections of listed and historic buildings and we also apply these same conservation philosophies, of minimal intervention, when assessing modern properties.
“Alleged free surveys” from chemical damp-proofing & woodworm treatment companies
Sometimes, clients purchasing a house have free surveys from chemical damp-proofing & woodworm treatment companies but still contact us because they have doubts about the findings flagged up by a surveyor during a pre-purchase damp survey.
Unlike the free surveys offered by damp-proofing and timber treatment remedial contractors, who profit from selling chemical products & treatments in order to offset the “free survey” and recoup their damp survey costs.
Our approach is to use, wherever possible, chemical free, environmentally friendly cost effective solutions which are sympathetic to towards the building.
Damp surveyor’s guide to damp & decay issues when buying a house / property
Damp, it’s one of those words you dread hearing when you are thinking of buying a house. Whilst it’s true that damp issues can be serious if left untreated.
The cost of damp and timber treatment along with plastering and timber repairs can be high and potentially disruptive, finding evidence of damp and timber decay in a house doesn’t necessarily mean you shouldn’t proceed with the purchase.
Here is a guide to the key information you need to know if you are aware of, or suspect, damp, timber decay, & woodworm issues to be present in a property you intend / planning to purchase…
What is damp?
In general terms, damp is the presence of unwanted water or moisture in a building which, if untreated, can often lead to structural damage. There are 4 main types of dampness in properties: rising, penetrating, condensation and leaks, each of which has a different underlying cause and can vary in seriousness.
Rising Damp and treatments
Rising dampness caused by a capillary action drawing moisture from the ground into the fabric of the building, as a result of no Damp Proof Course (DPC) or a failed DPC, or raised high ground levels.
How to cure? Rising damp
How to cure? Rising damp is often fixed by the installation of a chemical damp-proof course by specialist damp-proof contractors. In the majority of cases, remedial damp work that resolves the issue can be completed for a few thousand pounds.
However, you should be aware that this can be a disruptive and messy job and may require internal plaster being knocked off the walls, thereafter requiring re-plastering and redecorating at an additional cost to that of the work itself.
You should also be aware that not all damp-proofing & timber treatment contractors undertaking such works are as reputable as others and damp & decay issues can, in some cases return.
Penetrating Dampness
moisture entering a building by penetrating through the external fabric from outside (e.g. through the roof or walls), usually occurring during or following rainfall.
How to cure? Repairs to roofs, rainwater goods, walls, re-rendering, repointing masonry, re-sealing, etc.
Condensation
Condensation forms when warm moist air settles on cold surfaces, often around windows. Cold spots can also form due to a lack of ventilation and heating, or poorly installed insulation.
How to cure? Very difficult especially in older houses however, ventilation and insulation can be improved and moisture levels reduced to ensure condensation is minimized.
Leaks – from appliances, plumbing pipes, roofs, gutters, lead roof & chimney flashings can also cause dampness and lead to fungal timber decay.
How to cure? Find the source of moisture and ensure regular preventative maintenance is performed to ensure damp & decay risk is minimised.
Timber Rot
Timber rot survey. it is important to catch timber rot & inspected before it has time to develop through a house.
Dry rot in particular spreads very easily throughout a property and weakens sub-floor joists and floorboards over time, to the point that they will eventually become springy and unsafe.
Dry rot and wet rot can affect timbers in a property in different ways depending on the sub-floor ventilation (airbricks). If you need a timber rot report on a property then simply get in touch.
Dry Rot
- Damp, fungal mushroom smell / springy movement in your sub-floor joists & floorboards
- Affected timber feels brittle and warped
- Deep cracks in the wood – often in a ‘cube’ formation
- Evidence of mycelium growth on timbers (white fluffy coating)
- Large fruiting bodies
- Decaying skirting & floor boards and rotting sub floor timbers due to poor sub floor ventilation ( lack of airbricks to sub floor void )
Wet Rot
- Affected timber feels wet and spongy
- Affected timber will appear darker
- Easy to crumble
- Damp, musty odour from sub-floor void
- Look out for black fungus growth
- Decayed & springy floor boards and rotting sub floor joists
I’m buying a property what else do I need to know?
The presence of damp and timber decay highlighted in a specialist damp and woodworm report can interfere with the buying process as many mortgage lenders will insist that damp, wood rot & woodworm infestation issues are rectified before they lend on a property that you are buying, thereby slowing down the sale process.
In other cases, mortgage lenders can hold back a mortgage ‘retention’ on the amount they lend until the damp-proof repairs and wood boring beetle ( woodworm) issue has been inspected and treated, meaning you will not only have to find the money for the damp & wood rot repairs, but also the additional funds to complete the purchase.
If left untreated, damp can pose a number of risks including: structural timber decay, damage to plaster, corrosion, health issues for those with asthma and respiratory problems, unsightly staining and mould growth.
It is also worth bearing in mind that the longer damp issues are left to go on, the greater the risk of lasting damage, which could ultimately reduce the value of a house.
What should you do next?
The main thing you should do is to ensure you have an independent specialist damp and survey report undertaken on the property to gain a complete picture of the extent of the damp & decay and ascertain the approximate costs of any damp and plastering repair work.
Remember that as the buyer, it is your responsibility to investigate the condition of a property before buying it and the burden of any repair costs required once you have completed a purchase will fall with you.
Mortgage & re-mortgage equity release scheme damp and timber surveys and reports arranged for buyers & homeowners.
Most mortgage damp and timber reports are requested and conducted for by clients buying a new house, and clients re-mortgaging a property and applying for Equity Release funding.
Mortgage lending is getting stricter and with mortgage lenders making borrowers come up with 40 % of the property value to use as a deposit.
They have also instructed their building surveyors to be more meticulous when carrying out damp and timber investigations, with regard to rising dampness and woodworm infestations which is always picked up on a valuation survey.
We receive calls from many clients saying that they are thinking of buying a house and have been granted a mortgage but signs of ‘dampness and woodworm infestation have been noted and a specialist mortgage damp and timber survey is required by the lenders, to make sure that there are no other hidden damp & timber decay issues which could lead to costly damp-proofing & timber treatment work on the property once its been sold.
Building Society surveyors always include in pre purchase and re mortgage damp and timber reports, comments such as- ‘Random moisture meter readings were taken using an electrical moisture meter and high readings were recorded on some ground floor walls; this indicates an ongoing damp problem at the property.
A competent Damp & Timber Specialist should be instructed to assess the severity of the rising dampness and timber decay to the property and quote for necessary damp-proofing and timber treatment works.
This leads to damp-proofing & timber treatment companies offering free surveys and quotes which will routinely diagnose rising dampness and then recommend chemical damp-proofing together with associated re-plastering.
This work is rarely needed and can easily be fixed by using chemical free remedies, and avoiding unnecessary, expensive damp-proofing and timber treatments offered by contractors.
You might be tempted by the offer of a ‘free survey’
You might be tempted by the offer of a ‘free survey’ by some damp-proofing and timber treatment companies but these contractors will always find rising dampness and recommend chemical damp-proofing and timber treatments that are hardly ever required and very hard to justify.
We can arrange to carryout any damp and wood rot decay repairs which may have been specified by a Chartered Surveyor (RICS) or any independent damp & timber Surveyors (CSRT) who is a member of the ( PCA ) Property Care Association.
How much does a damp and timber survey cost?
As with many industries, the old saying “you get what you pay for” applies. There are many damp-proofing companies that may be able to offer you a ‘cost free’ damp and timber survey, but when you hear those words it may be time to ask a few questions. Will a free survey give you the same in-depth survey and report as a paid for survey?
You pay our damp and timber survey fees for an impartial damp and timber investigation where our surveyors only motivation is to get to the bottom of the causes of the damp / timber decay defects and not sell you a product you do not need.
We find, in the majority of houses we’ve inspected, that timber decay and other damp related problems have been caused by internal bridging, raised ground levels, poor sub-floor ventilation, defective guttering and poor maintenance / up-keep of the building.
A solution to these problems can usually be found without the need for the installation of a chemically injected damp-proof course & timber treatments.
You will often recoup the cost of our damp timber survey costs
Recouping the cost of our damp timber survey fees by the savings you make implementing our recommendations that deal with addressing the causes of the defects, rather than paying for chemical proof treatments that are used to try to manage the effects and more often than not are unnecessary
Pre-purchase mortgage timber and damp reports and surveys are carried out for house purchase on detached, semi & two up two down mid terrace houses, basements, ground, 1st, 2nd & 3rd floor flats & investment buy to let properties throughout the U.K.
Where possible, we try to arrange several surveys in the same area, which makes our survey fees for mortgage damp & timber reports more competitive as costs are kept to a minimum.
Please remember, whomever you decide to invite to inspect, and carry out a pre purchase damp and timber rot survey on a house / property for damp and timber defects, it is absolutely critical that the surveyors recommendations mentioned in a report deal with the causes not just the symptoms.
Mortgage Damp & Timber Report Testimonial
I contacted Adept UK and explained, that I’m in the process of buying a 2/3-bed mid-terrace 1900 house. Following a home buyers report. there surveyor reported on both high levels of rising and penetrating dampness which were flagged up in certain parts of the house.
My building surveyor recommended -before exchange of contracts – to “Obtain an independent mortgage damp and timber report before i proceed with the purchase of the property.
An independent damp report should include a check for any possible woodworm infestation of ground floor & roof timbers. Obtain all costs for necessary damp and woodworm treatment from a PCA affiliated specialist damp treatment contractor.
All timbers should be checked for wood boring infestation and other decay simultaneously” Adept UK carried out the survey for us, the rising and penetrating damp turned out to be condensation and no woodworm / timber decay was found.
I instructed another damp company to carry out a survey, and all their surveyor (salesman) tried to do was sell me chemical products which were completely unjustified. So thank you so much Adept UK for our independent specialist damp and timber report

The most frequent question we receive from customers is how much does a damp and timber report cost ? which is one of the most common specialist reports for older buildings and is often requested as part of the home buying and equity release loan process.
Mortgage lenders often request for a damp and timber report
Mortgage lenders / providers often request for a damp and timber report to be carried out on a property before a new house purchase has completed on the sale, so that you and they can be satisfied that the structure of the property is free from excessive water ingress, wood boring insects and wood rotting fungi that can attack the walls and timber within a property.
A majority of building surveyors will recommend a damp and timber report, as soon as their moisture meter highlights that moisture is present in the fabric of the building or there is evidence of a woodworm attack. FREQUENTLY ASKED QUESTIONS ON TIMBER AND DAMP REPORTS.
Q) I’m applying for a mortgage loan on a new house I’m buying who pays for a Timber and Damp Report?
The majority of people looking to buy a property pay for the damp and timber report. This is to say they are somewhat committed to the purchase and also as they maybe worried that the owner may decide to choose another buyer over them due to these further complications.
I would be advisably to speak to the estate agents and “test the water” to see if the Vendors are willing to contribute. Appeal to their better nature and particularly if you feel they may have tried to conceal any issues when you visited. If one Mortgage company has highlighted an issue, the chances are a second mortgage lender one will too.
Q) My Mortgage Lender has asked for a Timber and Damp Report should I look at other properties?
If the Mortgage Lender were really worried, they would have refused a mortgage on the property. If your still sure you want the property, we suggest you first obtain the report and then assess the highlighted areas that need damp & timber repairs & costs involved.
Q) Are Timber and Damp Report needed for every mortgage offer?
Timber and Damp Reports are not obligatory for a mortgage. They are only requested by Mortgage companies after carrying out their own basic survey, where the surveyor has indicated this maybe a potential area of concern and requires further investigation by registered PCA damp-proofing & timber treatment specialists.
Q) Why didn’t the Mortgage Lenders Building Surveyor assess the Rising Damp, Woodworm & wood rot issue during the survey?
Mortgage surveyors are in a property for 30 to 60 minutes and are faced with the responsibility of checking high-level problems, putting a value on the property in its current state, and saying whether it is mortgageable,
Their payment reflects the time spent, and they are not there to mend the problem or research it in depth. In their report, they will make suggestions, such as further investigations on Timber and Damp issues and sign post this to other firms that specialises in the field to assess the potential problem if any in more detail.
Q) What does a Timber and Damp Report cover?
The main areas are damp in ground floor the walls, dry rot and woodworm in the structural floor & roof timbers. These are progressive problems that can develop over time if not treated.
Q) What is dry rot, and why does it concern Mortgage Lenders?
Dry rot is wood decay caused by wood destroying fungi. It digests parts of the wood, which give the wood strength and stiffness. Very unlikely to get a mortgage on a pre-purchase property.
Q) My Mortgage Lender has received & assessed the Timber and Damp Report and have said they are going to hold part of my mortgage back; why?
The Timber and Damp Survey Report findings must have been serious enough to need damp and timber repairs. Sometimes the Mortgage Lender will want work carried out before they will advance any loan and sometimes, they will hold back a lump sum equivalent to the costs of remedying the problem known as a retention.
Q) What’s the time frame to arrange a Timber and Damp Report?
One to four weeks. Be mindful that mind the owner may have to take the day off work to allow the surveyor access to the property.
