Damp & Timber Survey – Moss Lane, Macclesfield, Cheshire

I called two rising damp & timber treatment companies in North Wales to visit & check my stone farm house for damp, one based in Llandudno, and the other in Colwyn Bay, Conwy, North Wales.

Both specialist damp and timber treatment companies in North Wales offered free damp surveys and both stated rising damp was present and both PCA registered damp-proofing and timber treatment contractors in North Wales both companies recommended a chemical damp-proof course So i arranged for my own independent rising damp survey to be carried out by Adept UK.

This terraced two bedroom1900 Victorian  property

This terraced two bedroom1900 Victorian  property Prestatyn was built with a slate damp-course and had already had a chemical damp-proof course installed during previous renovation works so no further damp-proofing should have been required.

The independent damp-proof surveyor & timber treatment specialists inspected all ground floor walls externally and noted that the flag stone paving at the front of the house had partially bridged the damp-proof course and was causing water penetration at the base of the front bay walls.

The independent surveyor recommended the removal of the course of bricks adjacent to the house to create a drainage channel at the base of wall.

This allowed rainwater to drain away before it could be absorbed into the walls and there was no need for any chemical damp-proofing.

Thank you Adept UK, your  damp company has save me a fortune on unnecessary damp-proofing works recommended by the other  PCA damp proofing and timber treatment contractors. No rising damp here.

I contacted Adept UK and explained, that I’m in the process of buying a 2/3-bed mid-terrace house. The home buyer report showed high levels of damp which were flagged up in certain parts of the house.

The building surveyor in North Wales recommended -before exchange of contracts – to “Obtain a Damp and Timber report.

Having received a distressing quotation from one of the local damp proofing companies based in Rhos on sea near Llandudno & Colwyn Bay  to carry out dry rot treatments on “the worst case of dry rot he had ever seen” which would require me to move out for at least a fortnight.

We bought a new 3 bedroom semi-detached house recently in Heywood, Lancashire and, as a condition of the mortgage offer, were to have a specialist damp and timber report carried out along with a quotation for any damp proofing and timber treatment works.

A succession of remedial damp proofing companies from Bury, Rochdale & Oldham, who provided us with a free damp and timber survey in Heywood all said that the property needed a new chemical injected damp proof course with waterproof plastering along with woodworm treatment. Costs varied from three to five thousand pounds.

We called Adept UK damp and timber treatment specialists in Heywood to carry out a  rising damp survey on my property and their C.S.R.T. surveyor located the physical damp proof course straight away along with high  external ground levels. 

He recommended the lowering of the raised external ground levels, to prevent moisture ingress at the base the walls, and said to install two extra air bricks to promote better sub-floor ventilation.

This would improve sub-floor ventilation, help to remove excess moisture from below the ground floor and would help keep the floor timbers at a suitable level of dryness to avoid timber decay or an infestation of wood boring insects.
